NSW Unapproved structures

    I have been to few open houses in Blacktown area. For couple of properties that I liked, agent told me that garage is unapproved. Looks like a norm in the area (and may be throughout Australia). What is the best option in such case?

    1. Steer clear of the property
    2. Ask vendor to get building certificate for the same (I doubt anyone would agree)
    3. Buy and then apply to council to get it approved
    4. Buy and just pray that council never finds out
    5. Title insurance (does it even cover garage in this scenario?

    Be guided by your solicitor but option 2 with a hefty discount if they're not willing to get the deal over the line.

    Thanks for the reply @Scott No Mates . Let us say it is a 650k property (and assume it is a fair price for the property condition etc and IF everything is approved). Now, since the garage is unapproved, what kind of discount would you negotiate if you were the purchaser?
