I havent used the site before this, so dont know whether that is normal or not.

I was in Bali last week, and thought about your vila, so I decided to check on it on booking.com. After going through intensive search out of a long list of hotels and villas, finally I found 11onkajeng however it didn't have any available dates at all (trying a few different dates).

I tried it again today for end of July booking, but again non-available, instead suggesting 1st of August.

 

the website has only been up and online for about a week, and our first available dates are from Aug 1 onwards, so that might have been why there were no availabilities?

We currently have 2 bookings in Aug, and one for Sept.

 

That might be the case.
So how many staffs you have running the whole villas? And most importantly how do you deal with the mosquito problems?

 

We haven't officially opened yet - August 1st, so we are not sure how many Staff we will need yet.

We have hired a full-time Manager, and we suspect we will also need maybe another 4 or 5 Staff for the general running of the complex. We only have 5 rooms so we won't need too many.

So far we have hired the Manager and two others, and interviewing more as we speak.

We are also going to be running a Cafe which will attract both off-the street passers by, as well as our own House Guests. The Cafe will service both the passers-by and Guest light meals/snacks/drinks - it has a seating area for up to 14 people, and is right near the Lane out front - good access to the many passers-by..

The Cafe kitchen will also handle all the House Guest breakfasts which are included in their room price, and if they need lunches. We won't be providing a dinner restaurant service though.

This aspect of the complex won't be open on Day 1 - probably a month down the track - so I suspect we will probably end up with around 8-10 Staff including the Manager by then. The kitchen will be open for Guests' breakfasts from Day 1 though; just not the Cafe.

Mosquitos are a year-round problem, but we will be providing the guests with both mosquito nets for their beds, and also mosquito repellents for their use.

Since website went online July 10; so far we have had 6 bookings for a total of 25 nights booked, spread over Aug and one in Sept.

Two more today; one from USA for 5 nights, and another from Italy for 5 nights.

Can't believe how good a start we have had...I expected a slow trickle for the first month or so...

Once we have had a few Guests actually stay - and hopefully some good reviews from their visits - this should also give others confidence to commit to a booking.

Yes; good Guest ratings are great advertising.

Sadly; no - I won't get there this year at this stage..it is much better if we stay out of the way for the first month or so to let the SIL and BIL co-ordinate with the Staff...too many cooks in the kitchen; so to speak..

However; I have shouted my wife a trip over there for her birthday later this year - she will be heading over in mid October...she hasn't been back there since April 2016.

 

Re reading this again and your cash injections is around $135,000?? so what do you expect to make in terms of cash each year, do you mind sharing what this would equate to?? I am very slow I need the figure..approx..

Very interesting stuff? You wont get anywhere close to these yields in Australia, be lucky to get 4% now in Melb/Syd.

 

no-one knows for sure what the return will be; it all depends on the occupancy rates really.

We have based some figures on a 70% occupancy, and at that level of occupancy we expect roughly a 50% return on our money per year...fantastic if it occurs.

Ths occupancy is not unreasonable as we know a few other similar level holiday villa Resorts nearby easily operate at that level and above.

The property cap growth is also an unknown going forward, and is affected (improved) by the value of the Business as well.

We are told that currently the property is worth approx $1m without any Business value added on, so based on a total investment of approx $450k for both land and construction - it is a terrific increase so far.

 

Without a doubt, that is excellent growth in short time frame.
Give it 12 months and should have a good indication on returns, I thinks these are special and you will all do well.

 

OPENING DAY TODAY!!!!!

It's finally happening, and we have two couples arriving today!!

It's been an amazing start; since we put the website up we have booked over 50 nights for August alone - that is 30% occupancy...far beyond my expectations for the fist month - I expected maybe one or two.

The BIL and SIL have been working around the clock the last two weeks to get the last minute touches finished and sort out the way things will operate...done a fantastic job.

We are all extremely excited.
