It can depend on the level of Stars a lot; we are going to be a 4-Star place.

Yeah; Kuta is still quite cheap; there are plenty of private home B&B type places still available down there, and a lot of the younger folks go there and can get Hotel rooms for about $100 per night (and less) still today...backpacker lodges etc as well...if folks are happy to look a bit further away from the beaches the Kuta accom is pretty cheap.

Ubud is a different market now; lots of "wellness" type clients, lots of affluent Asian, Chinese, European professional couples, bushwalkers and nature lover/culture type people who want to escape the Kuta "footy trip"/schoolies type holiday areas...hardly any of that type of place in Ubud.

So; the Ubud demographic is usually happy to pay more for a nice place....Obama paid $7,500 per night for the place he stayed at. One of our friends who owns a resort up the road (Luxe) has rooms which can go up to $1k per night. But; Luxe is 5-Star and uber-gorgeous.
Luxe Villas Bali – One Like No Other

And; amazingly; Luxe is not easily accessible by car; you have to arrive at the end of our road, and then get picked up from there by motorbike and travel up to the Resort a few hundred metres.

But; even along our street there are still a number of the similar Private home B&B type accommodation options - which can be quite cheap.

So; we finally have the website up and running!!

Can officially take bookings now, but they have to be done via contacting the Resort directly at the moment.

Still a bit of tweaking to be done of course, but considering it is Day 1 we are reasonably happy with it so far.

    Would like to have spent a lot more on the website, but other things always seem to be a spending priority at this stage;

The land size is a bit over 1,000sq/m.

It seems bigger to me, but I'd guess at approx 22m or so wide, and from the road at the front to the rear fence line would be a good 55m.

Your fb page says 'expected opening date August 2016'.... maybe change that to 2017?

Nice looking place. Good luck with it all!

    Yes.

The FB page was meant to be a bit of an ad for the story etc, but now that the website is up we want the FB page to be more of a showcase for the property, so I have closed down that FB page now, and we have temporarily disabled the FB link on it, but we will build a new one as more the finished product and then reactivate it.

The couple who booked have requested one of the three Botanical Suites (overlook the main pool), and we have offered them the Premium Sunset Suite (with a private pool and private sundeck) at no extra charge as an opening special for our first Guests.

    That's fantastic.
Have you been getting full price (approx $390) or at promo price?
I tried using booking.com to check availability but it's not available.

We are still at the promo price for the time being.

Not sure why the Booking.com function didn't show the availability..
Did you try and request dates via the website booking portal?

I just tried looking for some dates on the Booking.com site and it worked ok.....

Booking.com might have certain algorithm which shows certain hotels/villas for certain dates. Somehow the availability dates keep on changing.
