Best: Work hard for what you want to achieve. There is no substitute.

Worst: You can't buy that (beachside) investment property (for $66k!). What if the tenant wrecks it! (About 10 yrs before I bought my first IP).

    Best: Be myself.
    Worst: Discontinue my anti psychotics.

    Serious answer:
Best: Building massive wealth is not a casual endeavour - It's a commitment to a way of life.
Worst: A couple of people who said 'trust me'. I trust no one these days. Now I listen, then verify before acting.

Best: I was advised to join Somersoft by Simon Hampel.
Worst: My mum egging me on to sell a Sydney IP in around 2012, she thought it was a dud/wasn't doing anything. Fortunately I decided to not listen to her, it's worth ~$200k more now, which is something like a $1k weekly capital gain for 4 years on a low priced IP. Can't complain. :p

Note, she encouraged my sister to sell right at the beginning of the boom. Spacious Castle Hill 3 bed townhouse easy walk to Castle Towers with a large well orientated garden. They sold a few months/1 year into the boom and made ~$150k more than it would have been a few months earlier, but they could have sold for ~$250k more just maybe 18 months later.

I regret I did not buy more properties in Sydney, but if I did I would not have focused on developing and not learnt this skill set. Just got to keep moving forward and not look back at the WHAT IFs....I guess

You stole mine. I was going to say:
    Best: Buy that house.
    Worst: Buy that house.

    Yours is better. :D

But honestly can't think of anything specific.

Can't think of anything specifically best or worse but on top of my head

    Best: "What's stopping you?"

Worse: "You would never find a partner that has the same life view (as your weird one), you need to follow their religion when you get married, can't make it work otherwise. Etc. from a family member.

Best: the way to create wealth is long boring repetitive and slow
Worst: buy a car you cannot afford to encourage you to generate the income to pay for it.
