    Just saw "An indicative budget estimate for the entire subdivision process including Infrastructure Charges is generally in the range of $55,000 – $75,000*,"

    Hi guys,

    Here are actual costs from a DA we have just lodged in BCC:

    This does not include the sewer seal off, servicing, or water servicing costs which were another $10,313.87. Water was standard connection, sewer required private plumber, and was more expensive. If you are lucky, and both sewer and water on same side, this would come down to almost half.

    Demolition and other land prep items are separate.

    @WilliamB, this is gold info. thanks for sharing and much appreciated.

    It appears the range 55-75k is much spot on. In your case 50K is much fixed cost, but a 5-15k cost for connections

    does anyone have actual cost for a multi- dwelling development that they're have done in the last 12months that they can share?

    This is not to reconfigure ( subdivide) 1 into multiple lots, but say a 4 townhouse/apartment on a LMR lot that is community titled.

    Figured it out but it requires the use of databases and other things so I can't write a guide on it. Here's a few recent ones:

    Enoggera 750k - 1mil price bracket
    LDR on 2x405 lots - built post '46

    Looks like the agents are identifying them as splitters most of the time but I found a few historic ones not being advertised as being on two lots already. It's actually surprising the amount of dual lot properties are currently for sale in brisbane; but the bulk of them are 1mil+ in character areas.

    Now none of the above listings are too interesting when it comes to price, but the fact that I can identify them without the agent mentioning particular words is what is exciting for me.

    nice work @psylink

    there used to be a guy in ss, that developed a software tool to find positive cash flow properties., but obviously with commercial sense.

    is this what you're trying to get into?

    Developing a tool with a friend to help us find property. No commercial plans currently but it's definitely helping us understand the industry and town planning rules a lot more!

    To be honest everything that's come on the market since finding this method has been identified by the real estate agent. Just using keywords should do the trick. Words they use vary so use a few different combinations of words like "lot" "title" and "split" or "splitter".

    Dear members,
    I request your assistance with the following question .
    I have a block of land which is around 1300m2.
    It is currently on one lot.
    Can you please give me an indication of how much it will cost to sub divide into 3 blocks of 405m2..
    Will the contribution cost apply to each newly created block ?
    Also this property is below minimum habitable level of flooding by 0.8 mts.
    Does this kind if block need to be flood free before council releases the title?if yes how much it may cost to raise the floor level.
    What is the indicative time line.

    There is a good chance that BCC won't allow you to subdivide the site at all if the entire site is flood affected. You should get some further advice from a town planner/hydraulic engineer.
