Truss of a house materials

    Hi Building expects, just wondering for the standard house or 2 storey houses with the roof truss, are most houses built with timber hard wood or pine?

    Any issues if the truss is pine? in terms of structure and value of a property?

    Design is much more important than material strength only per sessionta

    Mine are F27 hardwood, engineered trusses. Designed to hold the AC system, flooring for storage/attic room and span between external walls. Nothing standard about my trusses.

    So two houses identical in every way

    One is pine truss and the other is your F27 hardwood truss

    What's the difference in price?

    Are most house truss built using hardwood or majority is pine?

    F27 hardwood is 250 x 38mm whereas F5 or F7 pine wouldn't be possible.


    How can you price impossible ?

    Market value? No one except my husband looks inside the roof cavity. The average Joe doesn't know there is anything behind the bricks or under the roof. Shouldn't all houses be built with concrete and steel?

    Common trusses are all pine. Designed to span the building and take designed loads. Eg. AC unit in roof, foot traffic.
    Girder trusses would have a lvl bottom chord

    Oh, and my Oregon trusses beat your puney piney winey trusses.

    Volume builders and most standard houses end up with an engineered truss roof made from pine, as per @Rolf Latham
    Some will be a composite if a larger span or load is reqd, as per @bdydrp
    For architectural designed homes the use of hardwood, steel or even concrete is more likely.
    If it comes down to price, structural pine wins every time

    so in summary:

    most houses built have pine trusses

    only a handful are hardwood if at the time of building, the owner decided to fork out more $$$ to pay for hardwood truss.
