    Victorian Government announces $1.8b road upgrade plan for Melbourne's west

    Roads that will be upgraded include:
    • Point Cook — Dunnings Road and Palmers Road, from Point Cook Road to Princes Freeway
    • Truganina — Palmers Road, from Princes Freeway to Western Freeway
    • Tarneit — Derrimut Road, from Sayers Road to Dohertys Road
    • Truganina — Leakes Road, from Fitzgerald Road to Derrimut Road
    • Laverton North — Dohertys Road, from Fitzgerald Road to Grieve Parade
    • Truganina — Dohertys Road, from Foundation Road to Palmers Road
    • Hoppers Crossing — Princes Freeway/Forsyth Road interchange
    • Werribee/Werribee South — Duncans Road interchange

    3. change to Earth view
    4. zoom in

    Agree...I just replaced it below....ya won't believe what I saw....only difference was land in Truganina being 20 klms from a city of 4.6m.....has gone up almost 100% in about 5 years. Can't see that in Logan yet....but hey if people are snapping up blocks for development (granny flats) they are on a winner....

    Another update to the thread.
    Our land's due to be settled coming Friday and we've got the valuation in now.
    It came in with 330K against our purchase price of 250K.
    Thats a CG of 80K (32%) with only a spend of 25K deposit. Sweet !!:cool:

    Guys, how is Truganina looking in the last few months?? I was looking for a land down there earlier this year but didn't end up buying one. Would like to get a bit of insights from someone who is building right now or has already purchased.

    Also looking at a couple of new estates between Melton and Rockbank, as it only takes you 45 mins from Rockbank to Flinders on the existing train line.

    Do you think Melton will do better than Truganina/Tarneit in the long term? What's your judgment based on?

    What about North? place like Mernda is getting a new premium B station, do you see much growth there in a medium term?

    No one has the crystal ball to get the perfect timing, but with the ripple effect has reached outer suburbs like Werribe, Melton etc.. how long do you think the market will keep trending upwards? in other words, if a land in any of these new estates can't settle until 2019/2020, how keen would you be to purchase it? @sash

    At the right price snap it up...anything under 180k is almost all gone....new price points start from 200k...not good value at that rate.

    Nice one! Well done to you. I'm not surprised though. The whole area is flying. I have one (4 bedroom house) in Tarneit that I purchased for $400k in March last year. Comps now at $470k.

    So where to from here? Are you going to build on your land?

    Yes, absolutely. House is under construction and only few weeks away from completion.
    There's a lot more CG to the area if you can hold for another 4-5years.

    Its in westbrook. Olivia estate may be within Truganina boundary but it is closer to Rockbank, so do check comparable prices in Rockbank area.
    At the same time, post codes and suburb names matter a lot and Truganina as a suburb is considered better than surrounding areas.
    As I mentioned in your other thread, do check the developer and their past projects.
    The price point you mentioned in your other thread sounds great but only when comparing to the actual Truganina.
