    6. Baccush marsh- heard this from the agent that lots of locals send kids to this private school n there are no of stops in the area for the school bus
    7. Thomas Carr college
    8. Susan Corey merit based admission

    Hospitals:
    Werribee mercy
    Lots of dentists and doctors in the area, bulk billed and after hours service also available, I guess this is with entire Melbourne

    Shopping
    Werribee plaza got a facelift last year, got nice restaurants family friendly as well, plenty of shopping options like big w, Kmart, target and boutique stores

    There are also small shopping strips in the area for general grocery or medicine shopping

    All warehouses like bedding, Bunnings, furniture is on old geelong road 10 mins from these areas

    Car dealers all of them are on old geelog road as well

    Bus network in these areas is always improving

    Mostly its dominated with Indian population and hence more entrepreneurial and business minded people, hence commercial space in this area would be in demand

    Also schools overall ranking should go up based on students whose prime focus is Study n career

    Overall I believe big blocks or buying in bulk of say 20 blocks in JV still represents value, anythjng close to station n infrastructure below median price would provide decent capital growth

    Slightly off topic. I drove past Williams Landing station today on the princess hwy, took me 20 minutes to get to city. Amazing. Didn't really how close it is to city, however there was no traffic at all today being a public holiday

    Altona Meadows seems like a good option. Close to beach, can still get some decent land and you get to push in front of all the Point Cook traffic at the roundabout in the morning and take the first exit into Altona Meadows missing the shared exit with Point Cook. Loving the suburb in the 3 years I've had my PPOR.

    This tip will be huge if it goes ahead and is a definite concern for those buying/building in its vicinity. I wouldn't just be worried about the smell, it's also the thousands of seagulls and vermin it will attracts. Just ask anyone living around the Clayton tip in the South East. The area is infested with birds and cars are covered in droppings daily. This, plus the potential smell of a massive tip would make me very weary of purchasing anywhere near it.

    Playing city slicker in this area at the moment and amazed by the growth and proximity to the city. Feels relatively cheap compared to other Australian cities, international cities and even regional Australia.

    Proximity to city is what will drive its growth the most, out of all other fundamentals in the area.
    Some people still think there is a lot of land oversupply but aren't aware of Basic laws of supply and demand -
    *When supply is high, prices go lower and demand increases to catch up.
    *And when demand is high, prices go higher then supply catches up.

    Mostly they only think of the 2nd point when talking property and try to take advantage when prices start to rise calling it 7 O'clock.
    But we should also be taking advantage when demand start to increase and think of property cycle from a different view.

    Are you considering a H&L new build or a existing property? I'm unfamiliar with the area but are going to have a good look in September.

    I was in Werribee pacific shopping centre on Saturday. It's a massive place. Looks like this area and surrounds are booming. Didn't get to see truganina. I noticed when I was driving towards point Cook on M1 there is a landfill. Is that what you are talking about the tip?

    Just too much land, too far from the CBD.

    As with all new land releases there is:
    Price growth as they fill up.
    Flow on effect from neighbouring suburb growth

    Overall there are no major growth drivers or economic factors to create scarcity or demand in suburbs/areas such as this.

    There are always exceptions to the rule and some skilled investors who play in this niche.

    The landfill you notice was probably the existing Werribee waste treatment centre. This is south of Werribee towards the sea.
    Quite a distance away from Truganina.
