QLD Townsville property in flood zone

    I have got one property offer accepted in Mount Louisa for 250k and rental approx $350/week, but that property comes under 0.3 mtr flood zone, not sure should I proceed or leave. Street are flooded even more shows green. Please suggest.

    Is it lowest or a Queenslander?

    How does the flood level relate to the floor level?

    What did the neighbours experience? (have a chat to them - sides, rear & across the road).

    How did the house fare in the flood?

    Have you checked if you can insure the property for flood & cyclones?

    I personally would strive to obtain a house that isn't impacted by flooding. It's just one less major thing to worry about.

    How did you find out so accurately if the property is in the flood zone? What source did you use?

    Could start with the Townsville Council Flood Maps and Storm Surge Maps.

    My personal thoughts are climate change is only going to make it worse over time. Why anyone would go flood zone I have no idea.

    It never happened until it did, but when your house is sitting in metre deep water and is destroyed or needs major structural repairs, it won't be worth it.

    I can only find the flood maps on the council website. Where can I find the Storm Surge Maps? Thanks

    Which suburbs are better ? Are newer build with small land worth it ?

    Mt louisa? Must be right around near the bohle? Dont think it floods.
    Railway estate floods but a great place to buy imho. South Townsville also

    I would not buy a newer build with small land. I prefer larger block size and an established home.
