QLD Townsville - Good time to buy?

    I was told the same but I didn't find it online, paid a lot more, I called some insurances but they didn't propose that.
    i found westpac quote cheaper than the others for 2 seperate landlords insurance.

    I'm in Townsville at the moment. One of our developments in a new estate is marked as flooding. Would never think of it on such a prolonged flat plain, but the flood plains up here can be enormous.

    I went for a drive into a fairly new estate earlier this year, always a good sign when the main road into the area has the 2m flood marker posts still, used to be a turf farm adjacent to it
    wont be the first or last estate built in a flood plain

    I find the council online free mapping service is OK for those that were asking

    For landlord insurance, both only for property, both choose the lowest replacement value,
    I just quoted two single houses (not duplex) with Suncorp online, it turned out fees very high around $3000, not sure why, I just random picked two cheap houses in Kirwan to calculate the rent return.
    Both prefilled with suncorp, both said 25% discount has been applied.

    I don't have any insurance with suncorp.

    It's hard to fill in cyclone setting, but mostly I choose prepared, fees is $2,935.94 for excesses $1000

    I thought it might due to the flood, so I picked another one which is not in flood zone.

    This one replacement min value is $419,279

    It turned out , $2,905.67 for excesses $1000, $2203 if choose excesses $2000, very high as well.
    Anything is wrong with that?

    try youi or aami
    also you need to be prepared to up the excess to 2-3k to get a decent quote

    without revealing your excess and insured value those quotes are impossible for people to make any reliable comments on

    Any reason why your looking at Kirwan?
    you can get a lot closer to the cbd for the same or slightly more money

    i pay around 1350 for 400,000 cover and i think excess is 2k with youi
    house in west end

    We used Danny Dworjanym from Method Insurance Brokers for our IP landlord insurance, in Annandale. Prices were pretty reasonable (as far as Townsville goes!).

    Thanks, strongy, will try you or ammi, this is for excesses $1000, $2200 if excesses $2000, I've updated the post. And this is when I choose all cyclone setting prepared.

    I just picked some cheap house to understand how much for insurance fee in TSV, not the ones I will invest, I only quote for property not 'property and content' so I guess only flood will influence the fees?
    BTW, what's your recommend suburbs? West end, north ward, Hyde Park?
    Will you just consider Brick/Concrete house?

    That is quite reasonable, is it a single house? Did youi asked about Cyclone preparation?
    Did you check Cyclone preparation before you buy the house?

    Thanks, is this landlord insurance for a single house, not flood area? Only for property or 'property and content', and how much for excesses fee?
    First time to hear Method Insurance Brokers, are they big one and easy to claim if things happen?

    Hey @Ariyahn2011 are you referring to price points or sea level? North Ward is a a fairly premium area. Most of the cafes, shops etc are around here and along "The Strand". Castle Hill is literally a massive mountain in the middle of town with Houses clinging to the face overlooking the city. Its pretty amazing to see. There's plenty of suburbs outside the CBD which aren't flood affected but can change from street to street. A lot also depends on the infrastructure in place and the proximity to the river.

    most of west end is elevated as its on the south base of castle hill

    G'day Wilso,

    Sorry for the late response. Only logged in today. Thank you for responding. I had a look at the Council flood maps and I must admit I am not fully comprehending it all. Most of the suburbs I checked appeared to be very close to areas which flooded up to 0.8m.

    I will check it out. I am looking to get a property at around 400-450. I saw Douglas was not really impacted by flooding but it was a bit more expensive. Is that a new development?

    It's booming. Got 450K you might be able to get into Bushland Beach, Annadale and Douglas. Those are my preferred suburbs personally. Wilso is the guru on Townsville. Get in touch with him.
