    I'm interested in hearing about people's experiences with Townsville investment property

    I am looking at dha at Kirwan or Rasmussen both offering 6 + 3 years with rental floor

    Sometimes floods, returns are pretty OK i believe.

    Certainly with DHA there would be security, but i think DHA housing is somehow not appealing beyond the DHA lease. For example if it wasn't DHA would you really want to own it? Is it well located without factoring in Defence? Having said that Defence won't leave Twl any time soon :)

    DHA & Townsville is a good combo, I have two DHA IP in Kirwan for few years. I have had a good experience, check flood maps before buying, that’s what I did. I am about to sell one as market is little up and I am about to upgrade my PPR in Melbourne.

    FYI I have never been to Townsville. Everything has been managed online

    Thanks Mady I've just put an offer on DHA in Rasmussen Townsville which was accepted but the selling agent is putting pressure on me to sign even though I haven't engaged lawyer to do the flood assessment / building inspection etc.

    Although the lawyer will check flood maps , it’s easy to access flood maps on line and it’s one of the first things we do early on in our due diligence. Another thing we do now is run properties though a couple on online insurance quotes , just to check the premiums are reasonable . We looked at one property in goodna which supposedly wasn’t flood affected , but the quote for insurance including flood was 6 k.

    Usually in Queensland it’s via pd online though in Townsville it appears to be a different format .

    We always source building inspectors independently , just to make sure there’s no conflict of interest . We’ve asked for recommendations on this forum many times either as a question or via a pm to someone who has Townsville properties or a local BA.

    Insurance quotes before purchasing are essential in Nth Qld. Massive range differences. Shop around also. I've had quotes on my PPOR range from $2.5k-$6k.

    Yep I've found Australian Unity to be competitive $2.5K (inc flood) for my Townsville IP a DHA 4 bedroom, other quotes were over $3K
