    Hi,

    What does everyone think about townhouses in Victoria? I am looking to invest in a postive geared and capital growth 2 bed townhouse with a long term perspective for Gen Y and for future families and singles, assuming there would be more singles than families going forward.

    Some of the suburbs I have been keen on are Heidelberg Heights, Kingsbury, Spotswood, Parkdale..

    My budget is max $650..

    Appreciate your thoughts and opinions

    Perhaps a townhouse close to all the usual amenities particularly public transport with something that makes it stand out for example: unique location or extra car bay etc with as much land as possible with a large deposit...sound like a fairytale? Positively geared townhouses with good potential CG is not something i have come across.

    If cashflow, shares. If capital gains, houses with land.

    I'd do cap gain. But for that sort of money, I'd buy a house

    Yeah, with the northern growth corridor extending to Wallan places like Epping should do well in the long term. For about 650k I'd be looking for a house with development potential close to a train station in Thomastown or Lalor myself.

    If you want cashflow commercial property. If you want capital gain shares, they can give much more capital gain, or the same in a fraction of the time, and it is easily realized .. Houses depreciate. If you want to access wealth from a tax efficient place, store and secure wealth for asset risk mitigation while leveraging into wealth creation than perhaps get a house.

    Given the safer gearing available for property, disagree. If you have 100k you can safely gear onto 500k of house. Shares can appreciate faster but at greater risk if geared, though more liquid.

    Can do Commercials through REITs. Depending on the particular REIT, they are internally geared with generally long fixed term rates.

    Listed REITs are as liquid as shares.
