Townhouse minimum lot size in Parramatta council

    Hi,
    I was hoping someone could provide clarification on development sites for townhouses in Parramatta council.
    Please correct me if I am wrong, but townhouses are only permitted within R3 zoning.

    What is the minimum lot size required for each townhouse being built? Or is there no such thing?

    So, if I want a site that can fit 6 townhouses, what size site should I be looking for?

    Have you looked at the LEP?

    Thanks for your reply.
    Yes, I have read through it, and all I can find is the zoning, minimum lot size (550 for a single dwelling or 600 for a dual occ) and frontage requirements.
    No mention of minimum size for a multi dwelling.
    Or have I missed something?

    It could be in a DCP or call the council and have a chat to the duty planner, they should be able to answer your high level questions.

    I have had a read through the DCP too, and there is no mention of minimum sizes for townhouses.
    I have called the council and am awaiting a call back.
    I will post here when they give me the info.
    If anyone has any more info, it would be gladly appreciated

    There are detailed design requirements within the DCP & LEP. In order for you to meet these requirements, you will need to calculate whether the site that you are considering meets these standards eg private open space, setbacks from boundaries, floor space ratios or site coverage, landscaping controls, building envelope, parking etc.

    Pick a site, chat with an architect, come up with a sketch with some space planning, throw some numbers against the wall (either a QS or builder).

    I am just doing some high level calcs and feasabilities at the moment. Is there a rough guide or "back of an envelope" number I can use to see how many I can fit on a site before I start engaging professionals?

    Have a look at a block which has sold and do your numbers on it.

    You have a sales price & if it has achieved a DA, the number of units. Parramatta Council has a good website for approvals.
