Townhouse in Holsworthy- potential for growth?

    Hi everyone,
    Looking at buying our first home PPOR. Our budget is around the $700K.
    Wanted to know everyone’s thoughts on townhouses in Holsworthy? And whether you think there would be potential for growth over the years?

    Was thinking of buying a PPOR and living in it and when the property valve increases, then using the equity to buy an IP.

    I know houses are better for growth however the property we saw seems to be only 30 mins from the city in a quite estate like the one in the link below
    2/23 Parkwood Road, Holsworthy, NSW 2173
    I’m just wary that they are TH’s with 3 units in one building structure. All 3 units have a backyard which is nice.
    Your thoughts/advice would be really appreciated.

    Pools tennis courts bbq area. Body corp will be expensive (and go up).

    Seems to be about $600/quarter so not too bad for now

    I would avoid anything with strata or any quarterly fees.

    Can you try and pick up land for around the $300k-400k mark and build a single storey dwelling?

    You may be pushing a bit above the $700k mark but it would be much better than TH plus that TH looks like its due for touch up.

    Thanks for your reply Shanin. Our preference would be to build a house and have no strata but I dont know where I can build a house for $700-$750 mark in Sydney and still have good access to public transport. Most places seem to be too far away and very difficult public transport to the city

    If you are looking at the Liverpool area then these properties have come up in the search up to $400k price:

    157C Leacocks Lane, Casula, NSW 2170

    Lot 1/166 Graham Avenue, Lurnea, NSW 2170

    14B Minnamurra Circuit, Prestons, NSW 2170

    Drawback of the Casula property is that its on a busy road but will come down to the price.

    The other 2 seem better in terms of location - the Prestons one is on an odd shape block but a decent architect may be able to come up with a good floor plan.

    If you look at western Sydney then this may be ok too:

    Lot 300, 731-739 Great Western Highway, Werrington, NSW 2747

    I strongly suggest you dont settle for a TH especially in this market.

    Thanks for the links Shahin. Most of the properties seem quite far from the city for work for us.

    Could you please inform me on why TH's are not recommended in this market? Thanks?

    Hi @Jester

    I like south west and holsworthy stands out.

    Also surrounds are not comparable tbh in terms of demographics and public transport.

    The area is good and a townhouse or villa in such areas is nice. Else you would be looking for 900k to a mil for decent house.

    You can look into peakhurst, penshurst, mortdale, oatley or hurstville as well. If you try hard, you should be able to find around similar price, a townhouse or a villa.
