    Hi,

    We are undertaking 4 3-storey 3×2 townhouses development in Bulimba. Each townhouse is going to be appx 200 sqm in total area. Ground floor is for parking, laundry and store. First floor is for kitchen and living area. Second floor is for 3 bedrooms. I will post detailed development diary once DA is approved.

    Our architect has recommended to go with ClearCon constructions for building. Does anyone has used them before ? If so, can you please share your experiences ?

    Does anyone here has any recommendation for builder suitable to such project? Obviously we will tender the build but we need to identify builder whom we can contact for tender.

    Brad at Sideview Developments. His facebook page has photos. His build price is slightly dearer than average but he uses large crews so his build time is extremely short, so saved interest is usually more than price difference.

    Sound advice. Time is also a big cost.

    I would get at least 3 quotes, ask local re agents who sell similar product, they should have an idea as they are selling for developers.

    This is what I did with my Croydon project as I did not want to use my previous builder, and have checked out their builds in the area.

    $1922 per square metre. Finishes are between mid and up market.

    Apparently been told QLD most expensive State to build, same as infrastructure costs, over the top, I checked this out myself, very costly

    Just read $1900 sqm, in Melb around $1500 sqm will get you high spec.

    Will provide all updates after project is sold. I am doing this with others so have to conaider their opinion about posting details online. If it was my own project 100%, i would have provided running commentry.

    Yes, asked local agents already.

    Decided to go with Mcgrath Projects for off the plan sale. Its primarily owner occupier market. I am getting mixed reviews about whether off the plan can be sold or not.

    Bloody marketing agent is charging 3.5% including GST for off the plan sale, 50% of which is payable on signing contract and 50% on settlement. So have to spend money on agent fees evwn before its sold.

    That's very expensive and I don't like that condition attached to this? Is this the norm??
