NSW Town House leaking issue cause celling broken down

Does land lord insurance or building insurance will cover rent lost due to our sitation

    To Everyone:

    Good morning, this is Rachel here. I am writing is post for some advice for our situation

    Our town house has leaking issue during last week heavy rain and strata manager send Roof
    people to the town house and Roof people check the roof and told our
    tenant that there is the hole on the roof but they can't do anything due to rain.

    However, due to heavy rain last two days, the bathroom celling has been broken down this morning
    as we received the photos from tenant (as per attachment). We informed our strata team but
    they said there is not much they can do at this stage.

    We are not sure what should we do now? due to this situation, the tenant will move out from the property soon. We do have landlord insurance. Can we make claim for rent lost from our landlord insurance?

    We will be very appreciate your suggestion and advice with many many thanks

    Didnt you have the same problem a year ago? Was it fixed then?

    The rain stopped. Problem solved.

    Did the plumber/roofer put a tarp on the roof to stop further damage?

    Why does the tenant need to move out for that? Just call the SES and they will put a tarp on the roof. Problem solved.

    Wait until the rain has stopped and get a roofer to fix the leak and then get that gyprock ceiling cut out and replaced.

    Just call them and ask.

    Most cases like this in the past (from memory), the LL insurance told us to go building insurance first, then bring to them anything that wasn't covered under the building insurance.

    We had a problem top floor with rain years ago. Strata repaired the ceiling and landlords insurance covered the painting. Roof tile had been removed and not replaced by a contractor causing the damage in 2011. As mentioned top floor unit and the ceiling was considered part of the building and the painting was inside our unit and therefore our responsibility and covered by landlords.

    Usually unit insurances wont cover damage to allow entry of water. That may be a strata issue and their policy likley only covers a event eg a tree branch or hail causing the opening. A leak is general maintennace and isnt usually covered. But may be a strata responsibility. . The LL insurance may include water damage cover for the internal damage to the ceiling and internals of units. Read policy cover. They usually wont authorise repairs until the roof opening has been fixed. The LL policy may or may not cover lost rent as well.
