Top 10 ways to throw off competion

Over the last yr or so, there has been increased competition in Brisbane for property. Most of this has been from Sydney investors and this looks like it will intensify as Sydney cools and Brisbane heats up.
Sydney investors have been eating our lunch, and ..well...hungry dogs' gotta eat right?
I have thought about how to meet this challenge and have collated my top tricks of the trade ( used in various scenarios- from social gatherings talking about property to online property forums).
Some of these are not new, but work, others have been modified specifically for RE. I find that utilising a combination of these methods work best.
Add to this list as you see fit, just don't tell the competition
( ps. I will not elaborate on these methods, as the competition will adapt their game accordingly)

In no particular order:

1. The smoke-screen
2. The honey trap
3.The bait-n-switch
4. The Washington two-step
5. The court jester/class clown
6. The wingman routine
7. The 3 piece suit
8. The double negative
9. The innocence ploy
10. The 1 plus 1 method

Buying in Brisbane because it will soon grow significantly is more of a buzz than anything that has factual information behind it

Excellent... The old double negative trick- number 8 on my list.
First, trash it for all its worth, quote people like buffet, which adds to the credibility ( this is the first negative)
Then, openly state you are not buying there ; that you are going to put your money where your mouth is ( the second negative)... Then when no one is looking...pounce, and buy in brisbane (where else).
