    Thoughts on Toongabbie?
    I can get a 3BR 1 Bath 1 Car brick house with 550m2 land for approx 1.1mil. Rent approx 470PW.
    Put ona granny flat and get a total of approx 4% yield (not that great), but perhaps potenial huge CG?

    The Parramatta area is developing rapidly

    Or should I spend a bit less and go southwest/west

    Not bad when other members are talking of nearly 1 mil for between st marys/penrith

    Closer to Parramatta the better

    the population over there has a motto of developing the area so the population density will be just like where they came from.

    I have a few friends there and they keep telling me to invest there, it's a great place, lots of potential etc... Maybe they're right. I'm not experienced enough to know for sure though. Good luck on your investment, I'll watch the thread to see how you go!
