    Hi all,

    Looking to buy my first IP next year and wanted to know what tools you use to choose area/street & general information about the property/ history?

    I've found:
    - SqmResearch
    - Census quick stats
    - Walkscore
    - onthehouse

    My situation:
    VIC
    60k deposit
    Can borrow at 15% deposit no LMI
    Approx 300k & looking for cash flow positive
