To ensuite or not to ensuite

    Would value what you all think about this..

    Currently renovating a simple 3 bed 1 bathroom with separate toilet in a good suburb in Cairns with the view of selling. Have a strict budget.

    Bathroom needs renovating, and thinking of adding a toilet to the main bathroom (there is space) and turning the adjacent separate toilet into an ensuite for a bedroom next to it with access via a sliding door in what is now the side wall. Would remove a built in wardrobe to do this and to create a slightly larger bedroom, and pinch some built in wardrobe space from another adjoining bedroom (through the wall).

    Sales in the area do reflect definate increase for houses with ensuite.

    Trouble is, in this case the bedroom that lends itself to being an ensuite is the smallest in the house, and a queen bed fits ok but only really against the wall.

    Whats your thoughts for putting in an ensuite even if it was accessable via a smaller bedroom?

    Doesn't sound worth it to me. The smaller bedroom isn't going to be used as a main bedroom by the sounds of it (due to size) and I don't see the point of having an ensuite that's not attached to the main bedroom.
