Tips To Getting A Great Property Valuation ?

    We are thinking to do the valuation of our current house to find new house (as a PPOR).
    Reading web I understand the main things in a valuation are the size and functionality of the dwelling and the size of the location of the land but wondering what are the other things we can do to make sure we pull off the best valuation possible.

    Second question, we have pool in our backyard - do I must have a valid swimming pool certificate of compliance ( since the changes in 29 April 2016) before I request for property valuation or its not needed?

    Pool compliance certificate is not required for a Val.

    For best Val:
    - decluter
    - clean everything
    - attend to maintenance issues
    - mow grass
    - open windows, let light in
    - repaint if necessary
    - overall present as though you were having an Open home

    Oh and don't follow the Valuer around. It makes you look desperate. Leave him/her do their job.
