Tips for building new house (two storey//)

    Have a 3b house (1970) on a 615sqm land in NW Sydney, pretty happy with the location, primary school, short walk to M2 bus stops, mall within 1km. Thinking to knock down and rebuild there, build a 40-45sq two storey 5b house here.

    We have decided to go with a known builder but not a big one.Currently we are looking at display homes at home world Marsden park to get some ideas etc. Likewise we are looking at some completed projects by this builder and accordingly working on our rough floor plan ideas before we put them forward to the architect.

    Looking for some tips from your experience or knowledge on what things should we ask to builder or architect or other involved in this process, what things to pay special attention or clarify etc tips

    On same lines I have additional q
    - is there any rule of thumb or general guidelines for amount builder allow is to spend in spend in specific things like let's say 50k for kitchen etc? Any numbers?
    - we live flat roof, modern design, will there be any issue in adding solar panels on it as it doesn't get correct angles? Or if they use some mounts, does it look weird or visible from front of house?
    - for choosing facade any tips? Any sites? Etc

    There's not really a specific amount per room if you ask them for gold taps then they will charge you for gold taps and you'll end up with an expensive house that is over your budget. So it pays to be mindful and understand what is included in their price and what is different to their standard inclusions and how much higher it is to get what is in a display home. 99% of the time a display home is not the standard inclusions of a builder and contains many upgrades.

    Solar panels can be added to flat roofs, they put angled mounting systems up there so that the panels get the most amount of light.

    Read up on good design and how that can decrease your running costs for your house. There is no point putting on solar panels if your house has lots of large windows to the West and requires excessive air conditining eating up all the power you are producing. You would be better reducing or having no windows on the West so that your house doesn't heat up excessively.
