NSW Tips : Building a duplex (after knockdown of current house)

    We have 620sqm land, 16.4m front and 17.4m back.
    Thinking to knockdown current house and build a duplex here/
    Finance is sorted already.
    Please share any tips and provide any guidance in this process
    (eg how/where to start planning?
    what are the recommended display places for seeing the designs in Sydney?
    what appro cost we are looking to build such duplex of atleast 4bedders and around 25-30sqm flr size plan?
    etc)

    How'd you manage to get finance sorted without knowing what you're going to do? :)

    More info required... if we're doing a duplex build in Guildford then the approach would vary significantly from a duplex build in Rose Bay.

    Also comes back to exit plan/purpose... are you building to sell? Retain as investment? Owner occupy?

    - I meant finance won't be issue for us per our mortgage brokers, we can go till 1.5m mark but obviously we don't want to go that high.

    are you building to sell? Retain as investment? Owner occupy?
    - initially for 5yrs appro, live in one that duplex and rent out the second. After 5yrs, rent both duplexes and buy/move elsewhere to live.

    25-30sqm? if your referring to 25-30sq each you might find authority wont let you let that big - again depends where your building.

    budget - if basic/mid spec 2k per m2 for double storey maybe 1600-1700 single storey though smaller ones might go over and larger might be less

    Depending on size budget from 700k for a double storey turn key (around 18-20sq each)

    Don't think any builder has displays of duplexs (Best is they might have a just completed)

    Usually duplexs are custom to modified of a base design

    Hi Guys,

    We have ~16m frontage (red line) along the front road - red line.
    How do they calculate the frontage when checking the council requirement for building duplex?
    Is it along the red or yellow line? Is there any website or service which can confirm the correct frontage?

    Our council has min requirement of 15m for duplex frontage but one of the builder (at display home) found out its 14.95m, so he said council may not approve it and we should go for private reviewer.

    In my experience it's the yellow line but you should seek some guidance from a town planner before talking with builders. They will be able to advise what is possible on your block considering the size, the zoning, the local council policies

    Once you know that then talk to builders.

    yeah, I am trying to find any official reference on NSW and council (Parramatta) website but no luck.

    go to the council and speak to the town planner on duty. Id hate to be asked that question over the phone without a diagram (notsure if you can email them though)

    I have a feeling red is ok for council. Being 14.95 shouldn't be an issue (ive had a duplex approved on 14.63) as long as you are able to justify the controls

    NSW Sepp is frontage at building line which in your case would not meet requirements
