We did research townhouses at Zilmeree too back then, once you calculate net yield is okay, nice depreciation too. But what turn us away is oversupply. The price since 5 years ago didnt move that much, rent increase $30-50/week

I think the CG demand still on the house 3BR, and if you can find potential subdivision duplex will be bonus.

imo its a housing market. In terms of best CG, its houses all the way (especially if its a buy and hold strategy).

I am surprised at the amount of townhouses in complexes in Brisbane. Leo or anyone else, how do Brisbane townhouses go with CG for a 5-10 year period? I've read on here that older units aren't moving and houses have good CG but what about townhouses, your stock, 3x2x2?

You can't generalise across the whole city. Like many others, I'd stay away from the large complexes e.g. those previously discussed in Runcorn

I would echo @Bran comments, you really cant generalise a whole city. Differnt suburbs can cater to differnt markets due to differing demographics.

Personally though, I stick to houses in general for Brisbane but that does not mean other markets wont have great deals and CG. Its just my personal preference and it works for me.

I have been looking at some suburbs in Logan and judging by the houses the area might be nice.

Any burnouts apparent on the street surfaces?

Just imagine what it looked like before they painted it.
