    2010: IP1
    2011: IP2
    2012:focussed on career
    2013: IP3, IP4
    2014: IP5
    2015: IP6, IP7

    Goal for 2016 is to continue to accumulate. Likely to purchase another $1mil+ worth of property next year so will probably hit IP10 (portfolio $5mil) in the next 1-2 years

    1992 - 3rd IP (sydney) later split into double rental
    1994 - Started Business (Mortgaged everything I had to finance business)
    1995 - 1st Commercial IP (sydney) own use
    1995 - 2nd PPOR (sydney) converted 1st PPOR to rental
    1995 - SMSF invested in shares
    1998 - 1st Block of 7 Units (sydney)
    1998 - 2nd Block of 6 Units (sydney)
    1999 - 3rd Block of 15 Units (sydney)
    2000 - 3 THouses (sydney)
    2000 - consortium investsment IP to DA and sold at DA
    2000 - 4th Block of 9 Units (sydney)
    2000 - 6 x strata units (sydney)
    2004 - invested in Managed funds
    2005 - Finished business - lost contract
    2007 - GFC lost a lot of money in shares
    2007 - Started renting out Warehouse
    2011 - 2015 14 x IP's (Atlanta)
    2014 - searching for CIP's returns not good enough - on going.
    2015 - Sold 1 IP and buying 2 others (Atlanta)

    And that's it so far. Looking to buy early next year, probably as a PPOR to begin with, converting to IP within about 3 years (due to likely movements for my job within that time).

    Maintenance costs can be significant. Some assets also depreciate quicker than others.

    the areas we bought in, there are lots of knock-down-rebuild, old houses with average size of land have been demolished and rebuilt with nice 3 -4 bedroom houses. these new ones are $200 -- $250k above the old houses. might be a good sign of gentrification.

    Just saw this thread,
    My wife and I are looking at having children soon, so it's been really reassuring seeing a lot of people's timelines having something like 2013 - 1st child, 2014 - 2nd IP. Was a little worried about the serviceability/dependents situation.

    Ok here's mine:
    1990 - Born
    2007 - Grad High School
    2010 - Grad Uni
    2011 - Buy IP1 - Werrington. 2B/1B/1G
    2013 - Reno IP1, Get Married, IP1 becomes PPOR1
    2014 - Buy IP2 - Werrington County. 3B/1B/1G
    2015 - Buy PPOR2 - Wentworth Falls 4B/2B/3G, PPOR1 becomes IP1 again.
    Planned 2016 - Finish PPOR2 renovations, withdraw new equity, take on an entry level development.
    Hopeful 2017 - 1st child born.

    1975 - Born (What a great day for the world, people rejoiced, angels sang, a feeling of well being settled upon the earth ;))
    1992 finished year 12
    1993 started working at first company
    2001 Made redundant (Spent money on car and loads of alcohol and a 6 month holiday)
    2002 started working at second company
    2005 met girl of my dreams, surprisingly I was the boy of her dreams too :)
    2007 got married
    2008 bought PPOR
    2012 Wife got made redundant (Spent money on paying out my car that we never should have spent that much money on but I love it ;) and paying down some debt)
    2014 Made redundant (Spent money on a car for my wife and pay down some debt)
    2015 met all you guys, got inspired
    2016 purchase IP 1 through to whatever number @Steven Ryan thinks is managable
    2018 pay last installment on my mortgage on PPOR
    2018 - 22nd July 2025 go nuts on IP's
    22nd July 2025 retire with enough passive income to live (like REALLY live) the rest of my life (Day before I turn 50, retiring in my 40's was always my goal ;))

    I'd suggest running your situation past your broker to be sure - the people doing it in 2013 were in a different lending environment that you will be. Not saying you won't be able to do it, but just a heads up :)

    Haha - sorry! Didn't mean to crush your dreams ;) If bub's not until 2017 you've got some time, you might just have to squeeze your development in prior to Bub's arrival - particularly if going from 2 incomes down to one. :)
