    Yup. I saw cartoons (shows how young I am) of oldies drinking whisky and smoking a pipe or Cuban cigar in front of the fireplace.

    Too Long Ago: Born
    Many years later: married
    After marriage: bought shares
    After Shares went up: bought properties until hitting serviceability wall
    After hitting serviceability wall: bought shares using property equity
    After share went up even more: bought more shares on margin
    After buying shares on margin: Some event called the GFC happened
    After GFC: sold properties to pay debt and stay afloat
    After sale of properties: stayed quiet paying down more debt until everything paid off (even on remaining properties) achieving that "financial freedom" thing on the rent from remaining properties
    After Financial Freedom thing: Decided tax was a pain and started buying IP's again (I know, I know, wrong reason etc etc) :p Back in debt!
    After going back into debt: Testing the limits by buying more properties until we hit the serviceability wall

    Also you forgot the date of earning the Gold shirt and moustaches :) I heard gold shirts come from Santa after the first million?

    Haha no, u start with a casual gold singlet foe the everyday experience and then graduate to the full blown shirt.

    Re the businesses it can certainly be a handful but I'm only 100% responsible for 1 of them, the property work/consulting I do. Even with that I make sure I have a really outstanding team I a outsource too and use very regularly, I'm comfortable saying my team is excellent.

    With the others I have a smaller stake but enough to have required influence. I focus on long term strategy, commercializing, contacts and back end stuff like contracts, leases, structure set ups, fundraising etc. I don't get involved in day to day work.

    If I had focused in Sydney over Brisbane the last few years would be sitting pretty.

    No intention to buy more apart from one last PPOR upgrade. Will sit on sidelines and look at shares, ETF/LICs over the next 10 years with the aim of semi retiring in about 15 years.

    Actually your 3 recent Sydney's were bought at a great time. I would wager they are worth more than all your Brisbane's. Your quite heavily weighted in Sydney so I'd say you've done very well. The diversification to QLD could work in your favour over the next 5-10 years.

    1992 moved to Australia after fleeing a war torn country
    2002 moved to the states for a couple months to play tennis
    2007 finished school
    2008 started Uni (civil engineering. Hated it so dropped out)
    2009 started Bachelor of exercise science
    2011 lived in Boston while studying
    2012 started masters of clinic exercise physiology
    2013 finished Uni and opened my business
    2015 bought first IP that'll be a PPOR in a few years
    2015 started another business.

    With 4 properties in Sydney and 5 in Brisbane, I don't see how you can avoid land tax, twobobsworth, unless you've set up trusts, in which case they have an annual cost too.

    1997 moved in with fiancee who had 2br unit in Box Hill Vic.
    1998 sold unit and purchased PPOR Blackburn North Vic.
    bank approved home loan easily so unit should have become our 1st IP. Selling was my biggest mistake so far.
    2004 IP1 2br townhouse Forest Hill Vic
    2007 knocked down PPOR to rebuild, the now larger mortgage scared me so IP1 was sold Will go down as my second biggest mistake.
    2015 IP1 Ringwood 2br apartment.
    2016 IP2 looking for house this time.
