    Where abouts in West Moonah? PM me if you want more details on particular street. I used to live there and have grown up around the area so can give you good opinion on individual streets if you have identified the property. It's a suburb where certain streets can be quite different.

    Yep , it's called a property cycle .

    Starts in Sydney , moves to Melbourne , then Brisbane , Adelaide and Hobart .

    Interestingly I thought the article was pretty vague and talked about shocks ( which implies a negative impact ) but the article didn't actually talk about the implications of how that does effect the market and no relationship between his " index " and price changes ....

    The research maybe fine but the explanation in the article was non existent .

    Thats a whole lotta land for a very little price, within 10km of Hobart!

    How much of that land is useable. Mountain goat country? Great views though if you're looking to sit on the verandah and contemplate life/the scenery....

    Lucky the rental market is tight. One of my tenants is vacating at the end of their lease in November.

    As I grew up and spent over 20 years on Summerelas Rd I can give a opinion on Fern Tree.

    It is a beautiful place, it is close to town. But by Tassie standards it's not "super" close. It is sought after in some respects. The people that live there love it and usually want to stay. There is not much land for sale, so it is fairly hard to buy into. There is some really nice walking tracks. For shopping people would either go to kingston or sandybay for coles woolies etc. Bread and Milk at south hobart.

    There is a community, they have a small town hall and some some events. But like everywhere is Australia "community" is not what it used to be.

    It is COLD! I have some family at Fern Tree, I can leave my place in shorts and t-shirt, but when I arrive I will need to put on a jumper. It can be as much as 5c cooler, which can be alot when its 21. Snow of course in winter there.

    That house for 300K is not a bad price, but you would have the wood fire burning all year (serious)

    This is just all my opinion of course

    EDIT: In Winter it can be a treacherous drive to Hobart, black ice snow etc.

    The comments in that article reveal some interesting local sentiments. Sounds like incomes aren't rising and possibly a pending oversupply of cookie-cutter housing estates coming in southern Hobart suburbs?

    Totally agree but ro be fair it looks like it's on the border? But the vast price difference is such a strong indicator with the package and existing homes in howrah.

    In my opinion Steer clear. New subdivision area a stones throw away from clarendonvale (One of the worst suburbs in Tasmania) just do some research on the suburb. And the commute to the City is terrible. Highly congested.
