    Personally Goodwood doesn't meet my investment criteria in terms of area. But as with most suburbs there will always be an opportunity to buy under market value and add value, but in terms of long term growth, likely to be minimal. If you were looking for an outer ring suburb in that area, Montrose could offer potential, in terms of the MONA effect and has Dave nice pockets. Surrounded by ordinary suburbs.

    Who do you use for PM? I use Edwards Windsor and have been provided a very thorough service. They charge 10% but I'm happy to pay a bit more for peace of mind.

    Bellerive is a gray location and has seen some decent growth previously along with Tranmere. Close to beaches, schools etc and a short commute to The City. But yes the traffic congestion is shocking and the Council is currently implementing some steps to improve this. But I can't see it making much difference.

    But Bellerive is a desirable location with strong demand. But I think it is a little over priced personally.

    Non IP question. Could anyone suggest a suburb/town around Hobart for a PPOR, I'd also want 2-3 acres.

    Richmond is beautiful, I quite like it.

    I'd be looking to spend up to 300k. House optional, since I'd want to build anyway. I've been to Tasmania twice and love it, so I'm hoping to retire there.

    True, I don't know. Cash buy for yield would be good. Lutana has a fairly good reputation. Close to CBD. Air BnB

    Just wanted to confirm, if anyone had any issues with lenders lending in Tasmania as a whole due to some areas being on the 'blacklist'. Seems like my next purchase will go through Liberty if that helps.

    Try using the Genworth tool
    Lenders Mortgage Insurance Security Location Guide - Genworth
    (I tried Rossarden with response of 'on application' - would assume no (and you might agree), as opposed to Hobart where they indicated up to $1.25m so little issue)

    Or ask your broker.
