    Def one of the best homes I have seen. I have a feeling you are right and if you promote the property as having good feng shui, I am sure it will sell well.

    They tried to sell this last year. It's the ex Billabong chiefs house.
    Agree Big Max this is the jewel of the homes on the sand. Just so tasteful and elegant. I think it will go north of 20 million. It's a resort on two thirds of an acre. There's a lot of money here now. This won't last long as long as the price expectations aren't too stupid.

    Yeah is so damn nice. I've walked past it so many times. Always thought it was owned by an Asian. I did nearly buy a place from an ex-Quicksilver founder, but that was some time back and at a much lower price point.

    Looks like a really high quality job they did in construction. Whoever buys now I think is still getting in at a very good time before all the crazy beachfront stuff kicks off again (as it defiantly will do - history always repeats...).

    @big max, given that this place is close to yours, do you think that this will add or detract from the sale price? :) :)

    Absolute architectural masterpiece.

    My guess is 26m. Any other guesses out there?

    So hard to value. Say a typical section along Albatross Ave is 5m at present. This is 4 amalgamated. Does that deserve a premium? Or a discount? And how much value in the really no expense spared construction.

    Ha ha. Id like to think people like me and similar locals in the area add to the value overall. We are all pretty close knit at mermaid and a really friendly bunch. Having said that some of the beach front owners are not true locals - you don't see some of them often or really know who they are.

    That is a stunning house, but a bit too "hotel foyer" in some places for my liking. Still, would not say no to living there. The views are fantastic. Waking up and looking at that every day would be amazing.

    I know what you mean. We settled on a GC apartment (something for us to downsize into in our later years) earlier this month, with 24 in the complex. When I checked the Body Corporate Roll, 50% of the owners lived outside the GC, including Brisbane, Sydney, Melbourne, Hobart and Singapore. Most do not rent their apartments.

    Geez, with our settlement, it is now more than 50%; at least, we are renting ours for a few years.

    I'll live there (as the private tutor probably?) Miami High just isn't quite St Aiden's or The Southport School.

    I dont think its worth 20 million. If I had 20 mil to spend on one single property this wouldnt be it.

    Well if I had 20 m to spend on a single property it would either be a commercial property or a block of units. But do tell - what would you be buying then? Or let's put it another way - if you did not care about yield and cared purely about getting the best trophy house you could what would it be?
