VIC Thoughts on Vermont/Vermont South

    Hi All:

    What does everyone think of these 2 suburbs, on east of Melbourne.

    Went to see few properties out there and liked Vermont South bit more than Vermont. Leafy, nice, clean and houses are good block size.

    Good schools include Vermont Secondary and some good primary schools too. However I found it is a bit of hike for someone to the city, with limited transport option?

    What's the thought out here? What's the long term prospect?

    The price there skyrocketed and a big part of that was due to Vermont secondary. It’s a public school that consistently gets better grades than many private schools. Hence many asians have bought in this area - it’s also close to glen waverley. Nice areas if you can buy on a quiet road. Neighbours is filmed there too if that’s your thing

    Yeah, best not to buy in Pin Oak court - you'll have Neighbours pilgrims at your door...

    So, apart from the Neighbours cast, there wouldn't be any bogans living there I take it.

    24-hour security guard according to An opportunity for ‘Neighbours’ fans to call ‘Ramsay St’ home - realestate.com.au

    Back 20+ years ago when Neighbours occupied five of the top ten most viewed TV shows in UK, the BBC showed a doco about the real people who live in the court. One recounted how a couple of tourists had rung on the bell demanding to see Jason Donovan. Despite him protesting that they had mixed up fiction and reality they were insistent: "We know he lives here; you must be his dad". Funny yet somewhat disturbing at the same time.

    Thanks all. Looks like no one can't go wrong buying here. But there are couple of things that concerns me:

    1. It is approximately 30 KM from the city

    2. Transport wise, bit of hike from the city if someone works in the city!

    Depends which part you buy into - but yes you need to rely on a bus/train combo for city (or tram/train if you are in VS near the 75 tram)

    The distance from CBD itself is not a huge issue - it is the commuting that can be a pain. Personally I'd look in Mitcham (north of Canterbury - still in the VSC school zone)

    Thanks. Good suggestion! But looks-wise, VS looks neater, cleaner and bit better. May be am biased :)

    Depends on your personal circumstance. Work in the city prioritise train, got kids then go for school zone (but IMO if this is a priority consider other areas Box Hill High, Mount Waverley, GWSC, EDSC would be regarded as one step better than Vermont by reputation). All the suburbs south of Canterbury rd are cheaper than their Belgrave/Lilydale train line counterparts, Vermont/Mitcham, Forrest Hill/Nunawading, Blackburn South/Blackburn, Box Hill South/Box HIll

    Yes school zone is a consideration. However my kid will start primary school in 3 years. Secondary is a long way to go. But having a reputed secondary within the zone is handy. Isn't it? Or should I just focus on Primary for now?

    In regards to primary school zoning I don't really look at that and I don't think investors pay too much attention anyway because I would say most people go their local for primary so more affluent areas do better (happens with secondary but other factors affect it more)

    Complicated answer as your personal circumstance can play a part. Depends on your job and choice of lifestyle

    From my experience things will change (If I think I will live somewhere for 10 years it usually works out to be only half of that). Also your one child at the moment is 10 years off secondary school

    Questions such as
    1. What is you and partners projected future earning potential (next 6-12 years)
    2. How many kids you plan to have?
    if just one then sending private high school is more likely to be a consideration, more kids less time you and your partner can work as well and kids are expensive
    3. Where do you guys want to live in say 10 years time (aspirations)
    if you say a house in Balwyn High School Zone then consider an investment that will at least match the projected growth rate there and I would say you should buy a house in another good school zone as a hedge
    4. Where's your siblings, parents in laws etc, You guys can share pickups and help each other out as well

    Vermont secondary has consistently been in the top public school rankings for years. Now that a certain demographic lives in the area I’d be very surprised if this changes anytime soon. Why pay 30k in private fees a year when the public school gets the same results?

    I guess 33rd for Victoria state school of 274 and 129th of 533 of all schools is solid

    Depends on what the opportunity cost of the 30K is for your families scenario, "Same results" well when I was doing VCE (20 years ago) doing Specialist Maths, Methods, and a supposed second language with good tuition can get you good Enter score and this can be done/taught in any classroom. If this is "the result" you are after then you should save the 30K

    30k a year for 6 years of high school = 180k

    Imagine if you have 3 kids. Aussies choose to live near the beach, Asians seem to choose what will give them the best result in terms of education. End of the day you get your TER and into uni, regardless of the school.

    Agreed. School performance likely driven by the high chinese / Indian background of the population living in the area no different to Glen Waverley and Box Hill. In saying this kids performance more likely driven by families focus on study & extra curricular activities. Safe bet school will keep ranking high

    BTW this discussion was mainly around Vermont South. What about Vermont? I liked some pockets of Vermont and they are closer to train stations too! Pocket of Vermont within VCS zone seems like a good choice?
