    Have you done research on recents sales in the area for comparison?

    I really don't get this post. Are you going to live in it or is it an investment? If you're living in it who care what anyone thinks, it's your home. If it's an investment then no I wanna buy a 600k house in Hoppers that will rent for 350.

    Thanks for your message, Sorry if my message was bit confusing. Yes, I would prefer to live there and not an investment property to start with. Probably, down the line (after 7-10 years) would like to unlock any investment opportunities as well.

    Thanks for your time and message. A property was sold for $670k pre-COVID and size is smaller compared to the above.

    But , not sure whether it's right comparison. Since, I am newbie in property search, Just struggling bit to compare with right parameters.

    That house that sold before looks more new renovated and may be bigger as well which is why it sold higher despite the land being smaller. Are you from that area? If I was to give advice I would say the area itself is not the best. Being so close to Pacific Werribee is a bit of a turn off with all the scum that hangs around there.
    If you're set on that Hoppers/Werribee area I would look closer to Hogan's road in Hoppers, or left of the Princess freeway in Werribee. Anywhere in Werribee south or if you don't mind a bit further out then Manor Lakes. Keep in mind Wezz south and Manor Lakes will have problems with public transport for the next couple years until it's built up.

    Thanks very much for your time and analysis. I chose the Cambridge estate as primary school had a good rating compared to others, I have young kid who might start prep in another couple of years.

    Also, looked at Manor lakes and felt same thing about transport, chose HC because of transport and big land block pre-dominantly . Happy to review my strategy as well.

    In regards to Werribie, I was just concerned about the safety.

    Just correcting I meant Highway not freeway. 2 different roads.
    Yeah I'm not sure about the school zonings so I didn't take that into consideration
    Generally in those kind of areas I prefer to not live close to the train station or major shopping centres purely based on it attracting the riff raff who hang out there looking for trouble.
