WA Thoughts on the area armadale in perth

    Just having a look on real estate.Com at the armadale area . Just wondering if anyone knows that area and what are your thoughts?
    Properties there are sub 300k or 300kish

    I bought a property in Armadale 10+ years ago for 230k, it would be valued at under 200k at the moment. Long term tenant paying $275 a week. Only OK for cash flow, but I wouldn't be buying in that area again.

    Never bern a fan of Armadale. I think also clay soil?

    Armadale varies a lot over the suburb. If you want a PPOR and have low budget many are happy living there. As an investment maybe not unless you buy very wisely. Lot's of vacant land out that way.

    As always a Armadale search finds lots of comments.

    no idea about particulars on your property but might want to check out prices again. Theres nothing available under 200k anymore. Thats probably starting price for a townhouse etc.

    On paper $250/300k buys a lot of property in Armadale. It might be 40km from Perth but Perth isn't Sydney and Armadale is not WA's version of Mount Druitt

    Eh I think you can do better in that price range. I'd probably even rate kwinana higher than armadale actually.

    Rockingham, cheaper pockets, Cooloongup….. and you have beautiful beaches in Rockingham

    Probably Sydney's version of Airds

    Its far out but atleast has a train line. Either way it'll probably perform the same as other lower socio economy areas in the rest of Australia (exc Melb and Sydney)

    Forget other States in Oz

    i would look at all areas in lower median price points in Perth and then work out where to buy on performance over x period, location, infrastructure, schools etc

    Where does Armadale sit after this exercise???

    Here are some cheaper areas, note 2020

    The hard work is finding out which is the better option. Lots of phone calls to re agents, and looking at growth, sales, days on the market, what’s selling

    Are there any stand outs? Lots of under offers

    Yeah your right im having a look at the ones for sale now on realestate.com and having a look at the prior sold prices alot of them werw brought for the same price or 10-20k less 10 years ago etc
    I guess if somone wants to buy for cashflow here then it would be alright and if it goes up thats a bonus obviously i mean eventually everything will go up and it wouldn't be hard holding properties like this. Maybe wouldn't be wise to have to many of them tho or maybe it would be assuming the yield is super good and you get that yearly passive cashflow

    You would find that with a lot Perth at the moment, though prices seemed to have recovered now

    Bought my first IP in Seville Grove, which is in Armadale council. Settlement date next week.
    Let's c how it goes over next 12 months.

    Down town Armadale
    Armadale hairdressers and cafes hire powerful lobby group to fix morbid mall issues

    Old suburb. Generations of welfare, domestic violence and drug use etc. As I wrote above varies greatly across suburb as others say have a look at neighbours in the street. Its a weird suburb to drive through. Some areas may be fine to live in others not so.
