    I know not necessarily 'coastal' by perth standards, although what is everyones thoughts on Hamersley?

    Hamersley and Warwick are 2 suburbs that have many things going for them. Zoning in Warwick is better but both have good mature ammenities, train station, distance to beach and distance to city.

    79 Eglinton Crescent, Hamersley, WA 6022

    Con: On an arterial road of the suburb but its not too bad.
    Not afraid of a bit of cosmetic renovation either, kitchen layout is poor

    West of Belvedere, Eglinton Cres isn't really a major road through Hamersley.

    I spent my high school years on Bosworth St - Glendale /Aintree and Belvedere / Eglinton are shockers - west of that roundabout and the traffic just drops off. I mean, I took my 'P's test on that part of Eglinton.

    Anyway, at R20, what are you trying to achieve? Renovate into a 4x2?
