QLD Thoughts on Karalee

    Hi Guys

    We finally in a position where we can afford our first IP (<600k)
    What do people think of a new build dual occupancy Karalee ? There have been several of these built (~500k)/rented out in this suburb
    This would be cashflow neutral to positive with a yield of ~6.1% I think

    Cashing cashflow hopefully will let us add a 2nd IP in the near future as well, but would still want good CG over the next 10yrs or so
    What is the thoughts on CG for this area ?

    I know a couple of Karalee / Barellan pt residents who did very well out of acreage property. Probably the Subdivisions you are looking at?

    watch for flood areas of the mighty Bremer

    Yes it would be in the new subdivisions, and the flood plans are high on my list to check

    There looks to be alot of acreage properties available here, so not sure how a house on a small block would go for CG, given land is still available ?
