SA Thoughts on Glandore a Suburb

    Hi All,

    Just a question about Glandore as a suburb – what are your general thoughts on the suburb in terms of how safe and convenient it is, and does this auction price guide for this property below seem reasonable:

    Did some research and I was expecting possibly $600k based on RP data since it looks close to main road Cross Road and South Road and I get bit a worried about South Road upgrade in the future. But it seems quite close to CBD and some nicer areas so I wonder if it its a good long term investment area?

    Underestimated suburb IMO. It does not get a lot of mentions but is actually good value and in a great position.

    I'd stay away from South Rd best you can (tend to avoid main roads in any area really) as there might be some compulsory acquisitions in the next couple of years to make way for the new tunnell.

    Generally any price listed on an auctioned property in SA, add about 10% on it as thats the max amount they're allowed to under quote by.

    The downside here is going to be the rental yield. Properties with 3 bed and 1 bath in this area typically rent in the low to mid 4's.

    I'd add that for $600k+ in Adelaide, I'd want a larger land component than 323m2.

    Thanks. I was looking at this property that sold for $650k earlier this year, similar land size 3 bed 1 bath:

    I guess the pros of this one was that it's a character cottage, had rear access, an auto garage, closer to North side of Glandore, but downside much closer to South Road. So am curious to see how this Narkunda street late 80s brick veneer will hold up in auction price in comparison.

    I agree with this statement. I like Glandore but it is expensive now to buy there. For 600k I would try a little more to the South with good prospects and more land, maybe Edwardstwon? I have seen some interesting properties there....
