I can't wait to see some photos.

Vertical finger tiles for a splashback would be awesome but then there is a lot of tile grout that can get dirty. I'm forever cleaning my glass splashback though so I'm thinking a floral carpet splashback is the best idea :p

It's my new business that is going to make me a fortune. I just need to find a nice fire proof one and then know one will ever know it's not clean. :p

Not sure yet, have a heap of downlights and pre-wired for pendant but haven't decided.

    What you looking at?

Took me around 24 months to decide on pendant in my PPOR :)

    It's huge!

Pendants are so subjective... and there are so many good ones tbh. I'm going with 4 of these for one of my builds.

Yeah agree - house will be styled when/if sold so will likely leverage from them.

I've got this in my PPOR LEDlux Contempo LED Up/Down Black Pendant in Warm White

I don't mind either of these for this property LEDlux Panorama 4 Light Long Pendant in Black or LEDlux Panorama 6 Light Pendant in Black | Modern Pendants | Pendant Lights | Lighting

It's being installed in a pretty modern house I'm building - polished concrete floor etc. I'll take a photo when it's up.

The handy thing about the Panoramas is that bulbs are included - or built in - I considered it for the latest project but it was a bit too expensive. I spend a fortune on bulbs that push the actual cost of lights like the Libery 8 up by another $80
