Thoughts on Floor Plan Change & Budget

    plan123.png I like Westminster but I prefer a hallway with Master of it, Kitchen plumbing would be useful for an ensuite.

    I like Westminster plan but I think that Kitchen are is 4 m deep (would need an island at 2000mm deep). I'd also think a guest room would be useful with own access and ensuite and rumpus is set up well for it. Rest of plan I just scribbled in but probably needs more thought.

    @Zimplestiltskin I love both of yours. Both put back good flow in the higgledypiggledy. The master bedroom won't be terribly large but it does have a nice WIR and ensuite.

    @Brady could even air bnb out the guest suite :p

    I think I like your mistake one better of the 2 as it deals well with the load bearing wall and who needs a 8m wide living room !!

    Master is smaller but still ~15m2 as far as I can tell from the image.

    Yeah the family room is massive, but then again apparently these people had that family room, a rumpus, a games room, a retreat and a theatre. Think they might have been running a club med out of their house.

    Would struggle with the 1st one @Zimplestiltskin @Westminster as 4th bedroom has now window - skylight not possible with 2nd story.

    Yep agreed, first one was a mistake upload, I changed it to second one for reason you just specified but hadn't saved it when i uploaded it.

    New here, so I haven't got a handle of editing or deleting posts.

    - Extra storage for master
    - Gets the entry off the kitchen
    - Makes kitchen bit smaller

    Yeah that looks like the best one yet. Will be relatively cheap. I'd still keep the guest bedroom with ensuite though, keep at 4/5 bedroom with 3 bathroom. Just make the laundry into a smaller ensuite. In fact it might even be cheaper this way. Extend kitchen on both sides and make under stair storage the pantry.

    Given the size would likely want to keep a pretty big ensuite. Would already have 4 bedrooms with study and theatre which could both be turned in bedrooms.
    Could get an extra toilet behind the kitchen somewhere in the laundry area.

    After all this probably go for too much and all a moot point, but I like playing with floor plans so all good :)

    Thanks - yes will be bidding at auction. Have set price.

    Plan A - renovate/keep/sell ~$90k minimum equity/profit gain.
    Plan B - knockdown/split/sell ~$50k minimum profit

    With renovating not always sure what going to happen so have a Plan B / Exit Strategy if want to bail out.

    Someone could potentially pay over cutting out any profit and just keep the property as a PPOR.

    I can confirm I was the highest bidder @ $280,000...

    Got the 3 count, they went inside to speak as reserve wasn't hit...

    Stupid bank/valuer had minimum @ $420,000

    Which resulted in most of the crowd becoming hostile and shouting abuse for wasting everyones time.

    Waiting to hear from the agents today after they speak with the bank...

    Pretty annoying
