    Is it the best investment option for them to buy it, or is it to transfer ownership to them?

    To transfer ownership mainly, to get a start on the ladder. Some day I will own a half share. I have no idea what my brother wants to do with his share, but if my kids buy him out, then they get a convenient place to live at an "affordable" price.

    Photos are coming. Just got back from Kings Cross and gf lives in New farm so I know the valley well. JDP and I will take this to another thread.

    Everton Park is a good suburb in very high demand by tenants. The suburb is very well serviced with good infrastructure. Good sized blocks ...check out Ferny Grove as well

    Hi Angel. I was referring to good sized blocks of land with existing dwellings on them particularly post war and circa 1970's/80's older homes. To purchase only land certainly is not cheap as you have identified

    The auction this morning - 4 bidders. About 25 parties, mostly relatives and neighbours of the deceased. I recognised a local agent and a couple of BAs from events I have attended in the past.. Sold for $515,ooo.

    The block is probably worth 400-425k so not much more than land value, at 515k there is a little room to value add especially with that kitchen.
    It shows that this suburb so far has underformed compared to its surrounding neighbour's.

    Nothing to apologise for, Hugh. I liked the property, I would much prefer to get dirty playing in it than the one I was talking about last weekend. It is in much better condition than the little house - this is a bigger house, bigger land, much closer to the shopping centre etc. It even has water flowing through the taps.
