    That's a sad story with a happy ending. Its good that you found a decent tenant from gumtree, I had my doubts that would be possible.

    From memory.. I had half a dozen people inspect my place...
    1x crazy vibes
    1x newly single professional with kids (was preferred applicant but found somewhere else)
    3x young families (two seemed fine and the others probably not)
    1x couple who seemed more professional than the others (successful applicants)

    So most of the people who inspected would have been fine. I was just particularly lucky that the 'best' two were the ones that applied.

    Your probably a good judge of people because when I think of Gum tree and self managing...:eek:

    I originally used gumtree only. Then started using forsaleforlease. I did a registry of all people that came through and asked if they used gumtree or re.com to find the property 50/50. I also have found some exceptional tenants on gumtree.

    Gumtree all the way!

    Pro - It's free and always seems to generate lots of interest.
    Con - You have to be on 'crazy person watch'

    If the potential tenant makes it onto the crazy person list, I always let them know that I'm the LL's friend and that I'll 'pass their application to the LL straight away' ;)

    I have never advertised, always have some-one lined up before I have to. I register with employment agents and companies get referred to by tenants aquaintences or go to open houses and poach real estate agents prospective tenants. You don't know who you are going to get by advertising.

    I used both Gumtree and http://www.forsalebyowner.com.au/landlords/

    I found that there are 50%-50% to have good and bad tenants.
    I found that >70% of Gumtree applicants
    1. are on Centrelin
    2. have no rental history
    2a. 1st time renter
    2b. probably due to bad rental history
    2c. just came to Australia from overseas
    2d. thinking of moving out of government housing
    3. negotiate the rental price (eg. offer $350 rent for a $470 property)
    4. would like to share with friends (3-couples to live in a 3 bedroom house)
    5. would like to sublet to others
    6. like storage areas/shed (for storing/growing "special" plants?)
    7. insist to pay me by cash, no online transfer
