    It's his PPOR but I have made sure that he is keeping his 2 bed unit in Reservoir

    Property purchased buy son is now unconditional so I thought I would post details.

    Sold Price for 29 Catalina Drive, Thomastown, Vic 3074.

    Interesting to note for some reason this listing was not with a local agent but with an agent located in a premium area of Ivanhoe,son used this to his advantage with his offer.

    Believe the agent did not know this market and that's why he expected an offer prior to auction as he received numerous queries after contracts had been signed.

    yes it does went to the inspections on this one - corner block you could slice the house (seen some guys do it) and then build a townhouse with it's own frontage and the setback would be less as in 2-3 meters compared to normal block. or demo and throw 3 on it. 3 corner blocks i went to within 6-7km of this site went for 601K, 700k and 715K

    Agree with Melbournian with the subdividable potential (with the house being demo).

    Was at the auction and the opening bid was 300k, 350, 400, 420, 440, 450, 460, 465, 475, 483, 485, 487, 488, 489, 490, 496, 497, 500, 500.5, 501.5, 505, 505.5, 510, 510.5, 520, 520.5, 525, 525.5, 530, 530.5, 535, 535.5, 540, 540.250, 545, 545.250, 550, 550.250 and 555.

    Final price was 550,000.

    One guy went up by $500 and then $250 whilst the winner kept going up $5,000 each bid without delay.

    Sorry didn't write down who was each bidder was.

    that's a very low start price. they hsould have just start at 430-450K - otherwise it be like underquoting attractions.

    He asked for an opening bid, you are entitled to open at what you want, I could start any auction with $1 if I wanted to.

    Based on recent sales(3 Ardenal Street sold in August for 622k)buyers paid at least 150k above its actual value..
