    I should clarify, it was negotiated to $465K after the B&P.
    Nothing structural thankfully. There are some minor roof leaks which I will need to sort out.
    Pergola wood in the back was rotted out so that will need to be removed/replaced.
    Slight drainage issue on one side but not too bad.
    Elderly owner occupied who were unable to continue maintenance on the place.
    Could do with a kitchen and bathroom reno but that is down the line.

    Will be doing the usual flooring, internal repaint and air con asap so I can rent it out.

    Still a pretty good buy. What's the land size?

    622sqm. Smaller than your block down the road and im sure it was in worse condition than yours too. However im pretty happy with it but will have to see if I can get $400 pw for it.

    Going by what others said above, sounds like a good buy for someone, depending on the issues.

    Yep still a good buy for sure. Nice quiet area there. Looks pretty close to mine condition/age wise. Mine is 25 bruna street if you drive by. Let us know how you go with getting it tenanted.

    Thanks all for the encouragement all. It is what makes PC such an awesome place.

    I was playing catch up in Brisbane by looking at all the outer lying suburbs of BCC, from Ferny Grove to Calamvale. Been looking for a while and saw it come up then I saw the thread and realised I would have to move even quicker now haha.

    I was starting to have second thoughts about the offer I submitted, but after reading your thread Jaybean it helped me realise I wasn't so crazy.

    Glad I could be of use:) I watch these areas quite intensely because I have one in Runcorn too, so I'd like to think I know what I'm talking about!

    You might already have it sorted but if you're after any AC installer contacts I just had a few units installed in my home a suburb away last week, happy to give you a couple of names I checked out. I bought the ACs myself and got install only quotes in the order of $450-500 for a standard back to back, including decommissioning and disposal of old units that were being replaced.
