    Hard to find in this price range nowadays. Out of area agent. Me thinks he hasn't got a clue. I think it's worth at least 500k assuming the land is 550-600sqm+. Ad lacks details. Might be worth a look.

    Update: hum backyard looks small. Maybe a small block. Anyway worth a look if you're searching in this area.

    Update 2: frontage looks good. Maybe not that small after all. Hard to tell. Anyway if I were still on the market I'd be on this one like a dog on a bone:)

    26 Robinson Rd Runcorn on 390m sold for 455k, so depending on land size looks a good deal

    If it's over 500 it'll be a bargain. If it's under it'll be a reasonable price. Would be curious to find out. I know many in this forum have their eyes on Runcorn so I thought this would be of interest to someone here. I wish I had more money!

    Looks pretty similar to what I purchased just down the road on 654sqm for $465k. Similar story with an out of town agent. I'd be going in with a solid offer over what they're asking to try and secure it today. If it is on a decent block and sells for close to the asking price it's definitely a good deal!

    I think you were the one that purchased like 3-6 months back right? The market has definitely moved on since then.

    Yeah that's right jaybean. For sure it has that's why I was thinking if someone was interested it would be worth going in strong! Don't think $450k would secure it early but maybe a $465ish offer might be tempting. Definitely good value there as long as it isn't a 300sqm block.

    Yeah I'd go in strong with a 480k offer I think. Plenty would be going in with ~460k so you'd have to blow them out of the water. If it's worth about 500k you're still coming out ahead.

    Would be very interested to see how this one goes.

    Yeah you're probably right. Think the one I got came on for Offers over 430k so I ended up having to go way above. Not much under $500k there thesedays is there. Hopefully it keeps moving!

    Doubt it Heinz. Would you take $440k for your house if you had it advertised for $449k in a hot market and it hadn't even been to one open house? Only chance you would have if both the agent and vendor had absolutely no clue.

    it went for $465K.
    There were a fair few minor issues with the place that will need to be sorted out.
