    Why not get a debt collector to sort it out? They may get something from the tenant. They have the process and people to monitor the situation. Ultimately, the debt collector can take out bankruptcy proceedings against the tenant. I know landlord insurance can pay out also.

    I can think of one thing this tenant is not going to experience in the near future.

    That being, lease renewal...
