    I would leave it to the neighbours to sort out..

    Your tenant should Write them a letter:

    “Congratulations on your active sex life, the neighbourhood is in awe of your long lasting passionate noise and honestly good for you.

    We do ask however that you tone the noise down or close the window because we do not really want to be involved in your personal life.

    So far we know .... dates and times....

    This is too much information for your neighbour to know, I’m happy for you but I prefer to get some sleep.

    A work colleague had a similar problem in a duplex where the neughbours after hours proclivities were diminishing her "peaceful enjoyment", so she took to turning up her TV to drown out the noise.

    Within a couple of days the neighbour was knocking on the door, protestung that they could hear everything, to which my colleague simply responded "exactly", and smiled.

    The meighbour left, red faced, and all noise ceased forthwith.
