    He probably needs a low doc loan and/or a 95% lend with the deposit borrowed too - while working casual on a commission only basis.

    Doomed to fail.
    The guy says:
    Yes :( the property is already rent out and getting a good return - i though everything is fine with it - Agent told me its because they change the carpet to the wooden floor so that's the reason its a bit low - also it was recommend by one of friend from real estate agent so i didn't bother to look at the contract of sale and stuff like that

    So much wrong.
    Have a go at the pics in the listing.
    How does one enter the shower?
    And check out the nice exposed plumbing feature in the bedroom.
    Agent is a little short on attention to detail, could not even level the blinds in the "bedroom".
    Would love to see this on ACA or TT.

    He has been searching high and low for a place like this ( more low than high)

    I'm sure that he'd be able to get out of it, based on the fact that the unit is advertised as having two bedrooms, when legally, it has none.
    Unlike advertised, there's also no lounge or kitchen.

    If any of the contract mentions any rooms, that might be his get out of gaol free card.

    How did this unit even get certified?
    Would all the other owners in the strata plan have to agreed....
    unless someone bought the original block and renovated the whole thing and sold it off bit by bit.

    Maybe it's some kind of experiment. Posted to see how dumb some people really are. Then the young lefties can introduce new laws to protect people like this from being ridiculed in the media.

    No idea. All I know is a council inspector came out, looked at the house and said that council would not issue an occupancy certificate unless my brother built more storage in the house. This was in Essendon, so maybe a council thing? I have never heard of it before

    I know when I've inspected a few places, and the downstairs areas have been converted to bedrooms, but the ceiling has been too low, they have only been allowed to indicate that they are 'storage rooms' on the floor plan, but then mention the potential for them to used as a bedroom.

    lol...yeah, but this guy or his tenants have no upstairs :)

    I also do not think you can legally call a car park or a storage area a unit, let alone say it has bedroom/s.

    It is a block of units, the agents seem to also have sold others in the block, so suspect they know (after probably hitting noggin on way in, but still no sense as a benefit, we will see if they go for a row too).
