    Hi Everyone,

    Just wondering if anyone knows much about thirlmere nsw (near Picton).

    A builder that I do framing for has asked me to quote 26 single storey houses with attached granny flats. I didn't think there would be that much demand for those sort of dwellings yet.

    Am I missing something?

    Hahaha I thought that's all it's got going for it. But an investment company must know something that we don't.

    Unless they can afford to hold that many for the long term

    I wouldn't think the demand would be that strong down there at the moment.

    Prices are.increasing so demand must be there.

    Was listening to the local ABC Illawarra Radio last week and they had a REA from the Southern Highlands on talking about prices and demand and he basically stated that demand was high for both sales and rentals and he attributed to the Sydney based demand creeping outwards but indicated it hasn't quite got down south as far as Marulan yet.

    Marulan is a long way south of Thirlmere (~90Kms) so if you take this as an indication I don't think there is any question that there would be some higher level of demand in Thirlmere than further south.

    As for house with granny flats built brand new, in the Nowra area a few years ago there was an influx of these being built by developers and then sold with both residences under the same roof line and unlike a duplex where the are normally similar size joined residences (e.g. 3/2/2) built on one block these ones in Nowra were different sizes (e.g. 3/2/2/ + 1/1/1) still joined under the same roof line. Quite a high demand at the time and advertised as high rental return investments.

    I can think of lots of reasons that new house and granny flat are an attractive package.

    1. Downsizers....can get a smaller house, but keep a flat out the back for young adults still,at home...returning home...their parents needing help...eg a real granny flat.
    2. Downsizers moving south from sydney...but want somewhere for family of come and stay to visit.
    3. Investors...rental return.
    4. FHB. Can rent out granny flat to help pay for house.

    Etc etc.

    New off the plan apartments are not the answer for lots of people.
