So the partner and I are contemplating selling our ppor and renting for a while in an area we are looking to live when the right place pops up (been looking for quite a while now). Just so we won't have to move our boy between schools.

Now what are the chances of us getting a rental? 30yo old couple 2 young children (4 yo and under 1yo), 2 dogs, a cat and no rental history. Probably an odd question I know but don't want to go selling our place then struggling to find somewhere to live.

You'll be fine getting a rental. You can prove you were a homeowner and that you sold and now have cash in the bank. Pets will be a bit harder.

What area? If you put previous home owner and show sufficient income I doubt it'd be an issue at all. Some inner areas have some good competition though, just leased an Unley place in the first week for higher than asking.

However, a lot of places in Adelaide seem to hate pets :(

We are thinking Aldinga type area, which might make it a bit easier being so far out??? I dont know. We are searching for a 10-20 acre property between willunga and aldinga so taking our time to find the right one.

income shouldnt being a problem as we are both long term employed on decent wage/salary, pets I figured would be our sticking point, hence why I figured I'd ask the question

Down there I think pets would be no issue. Usually its the closer in types that dislike them.

In Seaford Rise you might have some luck, because of the over development there everyone is clamoring to undercut each other on rent.

There are enough people on here with rental properties.
You'd think there would be someone with something available.

There was a thread previously where it was suggested that you do a profile on the pets and even get some references (who could resist?). Take some photos, write a parwgraph or two. You'd think on a property that size that dogs would be expected.
I've never rented with dogs until now. Out here, everyone's got dogs and every other species too. Cats - I've never had problems. Only one cat - I wouldn't even bother mentioning her. Well, not until you know you're in. Neighbours' cats often hang out in my yard (true).
All pets 'stay outside' or in tiled areas, laundries, sleep-outs, etc.
Not possible to keep your ppor as a rental?
