    Hi guys,
    Im usually behind the scenes on forums.
    I am quite shy towards posting on open forum.
    My family has been in business for more than 30+ We all create our RE portfolio from small business strategy.
    At the moment there is a huge market for small business for foreigners applying for visa.
    There are criteria that needs to apply.

    Are you saying that now is a good to to sell a business to a visa seeker?
    Might be a good opportunity for a fast sale or higher price maybe?

    My frist post.. with a quick welcome greeting;)
    Yes, definitely... My parents 20 yrs ago purchased many commercial property.
    Mainly run down commercial property no lease or no tennet. We would set up the business and sell between 2-4 yrs. Cgt tax exception plus building the capital.
    The gain of the business will pay of the commercial property. Making it positive gearing.
    Plus the purchaser usually gets frightened by the landlord has operated in the business before the purchaser will always request for the long lease.
    Having presentable to the banks for the next project

    U need to understand the visa requirements.
    I sold my business in June 2015, visa 163 gross needs to met $500,000
    The business now is currently sold and settlement on 28th march next week.
    Purchaser Is visa 188, required $700,000 gross.
    I am ready for my next project which settlement on the 1st of April

    Forget to word "minimum" requirements for the gross turnover. Keep under 2 mill for small cgt concession.
    Plus the loop hole for granted visa selling to another visa has closed as of last year.
    A stop towards forwarding to family members.
    Better for us citizens to grab a bargain and resell to visa.

    2 different business..
    Sold - settlement on june 2015 liquor business
    Sold- settlement next week a tobbaccoist
