    If the mum had been posting here and said she had found a house with illegal works, the would have plenty of people advising her to go in with a low ball offer after blowing the whistle.

    Good that you are sharing your experience for others to learn from.

    Load bearing walls are serious stuff. They are what is holding up your roof!

    If you don't know what you are doing, you need to at least get an engineer to specify the number of studs, depth of beam etc otherwise the people who buy the house after you could be in a world of pain.

    How is this her fault? If it was her. Could have been anyone who looked at it.

    When I bought both my places, I asked Council for the details and dates of any work done on the properties within the last few years so I could find out if any work had been done without permits.

    Any prospective buyer should do the same. Un-permitted work is a potentially dangerous issue.

    What's more, if the girlfriend had bought it,then sold it in four or so years, with the new buyer checking with Council for unlicensed work, she would have had to wear the cost of bringing it up to spec.

    It is the OP who made the mistake, not the mother. So, it is th OP's responsibility to fix up work not try to pass it on to someone else.

    iam not saying this is her fault , iam not blaming no one I hope iam not coming across that way I was the one who done organised the reno I take responsibility my point was some renovation work might be considered as structural and not cosmetic and for new renovators to think before the jump in and look at getting permits.
    iam lucky I used a qualified builder to under go the works iam now working with him to write to council what alterations were done and we can move on .
    on another note I have the property sold through a agent that once council drop the notice we can settle , she got her own building and pest inspection and nothing come up on that so everything is built fine just there wasn't permits for the minor works carried out

    deck 1 1800 x 1800
    deck 2 3000 x 2000 I think
    carport 5000 x 6000 but this was compliant I didn't argue with this the old tenant put it up done a dodgy job and it was easier to pull it down then to fix it at least dad got a carport for his farm :)

    My understanding:
    If nsw and you are very close to the fence/neighbors property, the decks seem fine. No need for council permission. Carport does seem larger than you can build without getting permission.

    very true as she made it very clear he daughter will not buy the house so nothing more should have happened . but I guess life lessons are expensive sometimes and if I can learn from this and if others can learn from this well ive done something right

    They haven't asked you to cut any walls open to inspect ? That's nothing. Very dramatic thread as it sounds like you got off lightly of the 4 things you mentioned they're just checking one, and its very basic stuff they are after.
    Sounds like they are only acting cause it was reported and so they are seen to be following it up

    Well that depends on the builders report and the engineer report
    I also found out down pipes to be hooked up to storm water
