    Had one exactly like this. Shower head fell off and nearly injured her daughter apparently. Door in dining room jammed shut and may have trapped young daughter who went in there every day to feed the goldfish. She converted the garage to a gym and demanded we insulate and draft proof it etc etc. Tribunal dismissed most of it, but we did have to meet some of her demands. Told her we had to sell the property and moved her on. Experience tells me these people lack insight and rarely change their behaviour

    You get these types in the workforce too, everything is a drama, minimal output, complete pain in the *** over every little issue but they always seem to know how to play the game well enough that you can't terminate them.

    At lease as a tenant you can turf them out when the lease expires!

    I wonder if they do it expecting to get a discount in the rent? You often see serial whingers do this everywhere they go- shops, services etc, with the expectation of a discount

    I don't think its about getting a discount, some people just like complaining or have unrealistic expectations.

    Got 1 of these at the moment. Just need to filter out the sound from the noise. Says the hot water sucks, had plumber out to make a couple adjustments and test everything and he says that's as good as it'll get and I trust his judgement.

    We've had cases where tenants will go for compensation later about things they were whinging about. That's why it's important for a PM to be on top of things and offer compensation if it's legitimate. This reduces the tenants chance of further action later.

    Also keep accurate notes because tenants can lie and twist things.

    I had a tenant whinge that the presence of carpet in the property was upsetting her allergies, as were the plants outside her bedroom window. The carpets and plants that were there to be seen upon inspection of the property she then decided to sign a lease on, mind you. (I'm not sure if she expected me to respond by rushing that carpet and those plants out of there, but needless to say I was not going to do that.) She also whinged relentlessly that her housemate didn't pull her weight with the cleaning. My response was a blank stare. Inevitably, her housemate got sick of her and they parted ways. Problem girl moved out and the other girl had another person added to the lease. Problem solved.

    It's always great when you don't need to take any action and the problem just sorts itself out anyway. :)

    Was thinking about the same. We have one like this and one day I might write the full story. Not entirely sure the motivation, perhaps martyr or just having fun while others work hard to resolve their "problems". Perhaps it's first world country problems.... It drains your energy and at times cause disagreement within your team. They seem to be the one that knows the law, and doing all the right/legal things. They love playing games, playing hide-and-seek when making appointments, they choose the mode of communication (email or text or verbal). Just when you think you've got it under control, they send thru another "issue". Gotcha!

    Basically, after reading all this, they are all just unhappy and should go, if not by own choice, by not renewing.

    Start of a new tenancy is often when you have to work out if they are whingeing or trying to prevent blame on exit.
